All listed lots are privately owned parcels with individual lot numbers registered in the Registro Público de la Propiedad — Mexico's public property registry.
Unless specified otherwise, each lot is title-ready at the time of sale.
Foreign nationals (including US citizens) purchase through a bank trust called a fideicomiso, which is the standard and legally recognized ownership mechanism for property in Mexico. The fideicomiso grants full beneficial ownership — the right to sell, lease, improve, transfer, or pass the property to heirs. It is renewable and transferable.

Dirt road access to each lot is included.
All lots are off-grid — water, electricity, sewage, natural gas, and internet are not included as part of the lot sale unless explicitly stated in the purchase contract.

NATAL finances directly at 0% APR — no banks, no credit checks, no interest. You make monthly payments in USD directly to our LLC or Mexican bank. Minimum down payment is 10%. Terms run up to 14 years. Discounts apply for larger down payments and shorter terms.

Yes. NATAL has community building codes embedded in every purchase contract. They govern building setbacks from lot boundaries, maximum structure height, approved materials, and color palette. These codes exist to protect the character of the land and the value of every owner's investment — not to restrict what you build within those parameters.
There is no timeline requirement to build. You can purchase today and build years from now. A copy of the applicable codes is provided with the purchase contract.

You receive full possession of the lot upon signing the purchase contract and delivering your down payment. You can begin fencing, developing, and building immediately, regardless of whether the balance has been fully paid. There is no timeline requirement.
